Last September I was thinking that January of 2009 would be the worst month for home sales that we have ever seen. It was. People kept asking when the bottom was going to be, but it contintued to EVADE us, things kept going down.
So where is the bottom for home sales? It looks like it was January of 2009. Looking back at the statistics for this year you can see that utah home sales bottomed out in January. There were even 2 months where Salt Lake experienced an increase in homes sold compared with the year before.
If Salt Lake were to maintain 1,000 home sales for the next 3 months, this year will be almost identical to 2008 in the total number of homes sold. That would show a true bottom in home sales. (Not necessarily prices, this requires a twist in supply and demand. Meaning demand is lower than last year and there is potentially a larger supply that still hasn't hit the market.)
Right now we are expecting an increase in the number of homes sold from last October by at least 10%. If we keep this trend, ceteris paribus, then it truly looks like we have hit the bottom in home sales. This means,call a realtor and a mortgage loan professional and get the the deal of the century and lock in the lowest rates that we have ever seen.

BROKER VS BANKER FOR MORTGAGE LOANS IN UTAH!!!!!
A broker will always be able to offer lower 30 and 15 year fixed interest rates for a home purchase or refinance loan , the local and larger banks do not have to be as competeitive due to the loyal patrons that do their banking with these institutions.
The Banks count on this loyalty in hopes that most of their patrons look to them as the best priced bank and there is no need to shop for a better mortgage rate , so with about 80% of people thinking this way , they will never shop a rate, not realizing that a mortgage broker can always get a lower mortgage rate.

UTAH SHORT SALE SECRETS !
I am working on a short sale that was originally with COUNTRYWIDE . Well we all know what happened there.
Well after being handed off to Bank of America and then treated like a red headed step CHILDREN. Oh joy, oh joy!
Well for going on three months we have been beating our heads against the wall and just screaming in the dark.
So I got the idea to try and think outside the box. We started writing letters the sellers and myself. We wrote letters to our state senator, to our US senator, to the Bank of America corporate office and then for the heck of it to the Better Business Bureau. Well, low and behold during one of my daily calls to try and talk to someone with a modecum of intelligence I get put on hold for what I thought would be the usual five minutes so they can review the notes in the file and instead 10 seconds go by and the person gets back on the phone and says they need to transfer me to the "Office of the President" OK that is new. A few clicks and moments later I am speaking to someone in the office of the President the Customer Relations Department. It seems the one letter that shook the tree was to the BETTER BUSINESS BUREAU! Our file was assigned to a case worker and I was notified that the Short Sale department had been notified they had 48 hours to give us a negotiator if not then this person was authorized to call the VP and in 10 minutes would have us a negotiator. It only took 24 hours and we now have a negotiator.
So if you have been pounding your head into the wall simply write a good old fashioned letter and using "snail mail" send it off to the Better Business Bureau complaining about Bank of America/Countrywide's service.
